Conditions of holiday tenancy
- Provisional booking will be held for 7 days only, pending receipt of deposit and booking form.
- 50% deposit payable on booking. Balance due 4 weeks prior to holiday. £20 security deposit to be paid with separate cheque (or credit card details supplied) with balance payment, returnable by post provided property left as found.
- Bookings are from Saturday 4p.m., terminating 10a.m. Saturday of departure.
- Property and contents to be left clean and tidy. All dog hairs to be removed.
- The property must be left clean and tidy. Any additional cleaning incurred will be charged for.
- Damage or breakages should be notified and paid for or replaced to our satisfaction, e.g. crockery and glasses must match original..
- Any changes to the occupancy agreed on booking should be agreed with us before coming. Occupancy above the number specified for the property is not permitted.
- Should the accommodation not be available due to circumstances beyond our control we will not be liable but all monies would be refunded.
- In case of cancellation we will endeavour to re-let the accommodation and if successful a refund, less any incurred expenses, will be made. We recommend you take out cancellation insurance, though this is not a requirement of booking. Application forms can be supplied or go direct to the Travel First website and order online

- Dogs are permitted by prior arrangement but must not be left in the property unattended or allowed on beds or furniture. Please bring a bed for the dog. Dogs should not be allowed to water or foul the garden but should be taken to the main field or for a walk. All "poops to be scooped!" No cats please. Any additional cleaning time incurred will be charged for.
- Rules for the Games Room and Sauna must be observed.
Linen
We supply pillows and duvets. If you would prefer not to bring your own linen we can supply it at a charge of £10 per person per week or stay.
If you are travelling by train
- Please let us know your arrival time and we will arrange for you to be picked up if possible.
- If you would like us to get in any basic groceries for your arrival please send us a shopping list at least one week before you come.
