BARKERS LETTING AND MANAGING AGENTS What we do Barkers specialise in the letting of property in the highly desirable areas of Clarendon Park, Stoneygate and Knighton. We offer a comprehensive caring and professional service to landlords seeking to let to the student multi-let, or professional/family market. Lettings are organised as follows:- We are happy to view the accommodation unconditionally and to discuss your needs. LET ONLY INSTRUCTIONS On receipt of your instruction we will:- 1. Provide an accompanied viewing service with every potential tenant, guaranteeing security, convenience and peace of mind. 2. Take up references once a tenant is found in order to confirm their suitability as tenants 3. Upon receipt of satisfactory references, prepare an assured shorthold tenancy which will be sent to you for approval and signature 4. Arrange for tenants to visit our offices to sign the agreement, pay their first months rent and their deposit (equal to six weeks rent) 5. Deposits for LET ONLY properties will be paid to the landlord to be held in a separate client account PROPERTY MANAGEMENT INSTRUCTIONS Barkers offer an extended management service which includes points 1 to 5 above. In addition, we will 6. Collect rents on your behalf by standing order due on the first of every month. We will keep accurate account of any and all deductions, and forward the balance directly to your nominated Bank or Building Society account on the 10th of the month. We will send a statement of the account to you on a quarterly basis. 7. Visit your property quarterly and report to you on the condition of the property. We will in addition, advise you on any maintenance matters arising. 8. In the event of repairs being necessary, we will for arrange local trades people to provide estimates for the cost of this work for your approval. All costs incurred are the responsibility of the landlord 9. Read the meters at the beginning and end of each tenancy. Please note that it is the responsibility of the tenant to register services in their name. All household bills are the responsibility of the tenant. COMPLIANCE All properties let must have a complete and up to date Gas Safety Certificate and Electrical Check. All soft furnishings must comply with the Furniture and Furnishings (Fire) (Safety) Regulations INCOME TAX Income from rent is deemed to be unearned, and as such is subject to UK income tax; whether the owner is resident in the UK or abroad. Landlords living abroad temporarily and letting their only or main residence may be eligible under the F.I.C.O. scheme to receive their rent gross. Please ask for details. MISCELLANEOUS If you have a mortgage on your property we would advise you to seek permission from your Building Society/Lender before letting. You should also check the conditions of your Insurance Policy for both contents and buildings, and let your Insurer know in writing of the change of occupancy. INVENTORIES We are able to prepare a room by room inventory for for furnished properties. We will list all major items with a brief description (i.e. colour, material, condition). This will then be sent to you for checking and approval before the tenant moves in. The inventory will be signed by both agent and tenant on moving in and out. Please note that Barkers Letting/Managing Agents will not be able to handle the let of furnished properties unless a full inventory is prepared by either the landlord or agent, and signed by the incoming tenant. This is to protect all parties under the terms of the Furniture and Furnishings (Fire) (Safety) Regulations STATEMENTS OF CONDITION FOR UNFURNISHED PROPERTY. If you are letting an unfurnished property then we advise that a statement of condition is prepared and signed by the agent and tenant when moving in and out.
