‘The Limes’ is a quiet family-owned and family-run guesthouse overlooking the open countryside of the Eamont Valley, which lies midway between the Lake District and the Pennines.

It was built as a fine Victorian farmhouse, spacious and solid in the style of the late nineteenth century. It still has the feel of a family home, which indeed it is, although we have been welcoming guests to share it with us since 1986. Much of the interior of the house remains unchanged since it was built; we still have the original pine staircase and the huge Victorian marble fireplaces. To this we have added such modern necessities as comfortable beds, central heating, en-suite shower and bathrooms and plenty of car-parking space. All rooms also have television and tea-making facilities.

Despite its rural setting ‘The Limes’ is less than one mile from Junction 40 of the M6 motorway, the trans-Pennine trunk road, the A66, passes within quarter of a mile. This easy access makes ‘The Limes’ an ideal overnight stop for motorway travellers, we will be happy to give you simple directions which will bring you from the motorway to our door in five minutes.

For visitors with more time to spare, we are just four miles from Ullswater, one of the loveliest lakes, and any part of the Lake District can be visited easily as a day tour - as can Hadrian’s Wall, the Scottish Borders and the Yorkshire Dales. We always have information about local attractions and will be happy to lend you maps and guide books or give advice about suitable tourist routes through the area.

In our immediate neighbourhood are the Lilliput Lane Visitor Centre (a ten minute walk away) and the new Rheged Lake District Visitor Centre which is even closer.

A full English breakfast is a treat for many holiday-makers and, while we do serve a lighter breakfast for those who prefer it, the big breakfast is very popular including, as it does, locally-made traditional sausages and home-made jam and marmalade.

We also serve a three-course evening meal, which should be ordered in advance. This is freshly cooked, again making good use of local produce, and served at 7.00pm. We are happy to cater for the special needs of vegetarians, children and those on restricted diets – just tell us about your requirements in advance, please. We are sorry that we are not able to offer evening meals in July and August.
 
 

The Lake District is a beautiful area in any season, and if you are among those who prefer to avoid the crowds of the main holiday season you may be interested to know that we offer special rates during the winter and early spring – contact us for details of current special deals.

With six double, twin or family bedrooms available we also host ‘get-togethers’ for families or groups of friends. We do the catering and you relax in our spacious lounge. Between October and April we offer special rates for group bookings.
